Common costs buyers miss include: lot premiums ($10K–$30K+) based on location and view; model home upgrades ($50K–$100K+) above the base price; landscaping ($15K–$30K+) since new homes deliver with bare yards; and the preferred lender trap — builder incentives tied to their lender may carry higher rates that cost more over the life of your loan than the incentive is worth.
